How much does it cost to build a duplex in Melbourne?

Most of our duplex builds start from around $700,000 to $800,000 per dwelling depending on size, specification and site conditions. Every block is different, so we give you a realistic ballpark at the free consultation and a fixed price once the design is settled.

What size block do I need for a duplex?

As a rough guide, a side-by-side duplex usually needs a frontage of about 15 metres or more, while a tandem layout can work on narrower blocks. Zoning and overlays matter as much as size, which is why we check your block for free before you commit to anything.

How long does a duplex build take?

Allow roughly 4 to 8 months for design and permits, then 10 to 14 months for construction, depending on the council and the complexity of the design. We give you a clear timeline for your project up front and keep you updated at every stage.

Can I live in one dwelling and sell or rent the other?

Yes, that is one of the most common reasons owners build a duplex. Once the build is complete and the titles are subdivided, each dwelling can be sold, rented or lived in independently.

Do you handle the council permits?

Yes. We prepare the town planning application, respond to council requests and manage the building permit, so the whole approval process runs through one team.
