How much does a custom home cost to build in Melbourne?

Most of our custom homes land between $500,000 and $1.5 million depending on size, site and specification. Because we price the design as it develops, you always know where the number sits and can adjust before anything is locked in.

What is the difference between a custom builder and a volume builder?

A volume builder sells a set range of plans with limited changes. As a custom design and build company we start from your block and your brief, so the home is shaped around the site, the orientation and how you live. You also deal with one team rather than a sales office.

Do you design the home as well as build it?

Yes. Design, engineering, permits and construction all run through Lvant Projects. That is what keeps the design buildable and the price honest.

How long does a custom home take?

Allow roughly 4 to 6 months for design and permits and 9 to 14 months for construction, depending on the home. Sloping blocks, overlays and complex designs sit at the longer end.

Can you work with plans I already have?

Yes. If you already have concept drawings or full plans, we can price them, refine them where needed and take the project through permits and construction.
